Selling flat in Ally Parade

Hi, Im at the start of making plans to move on at the moment and was looking for tips on selling in Dennistoun?
This used to be a lovely close but absentee landlords mean its become a bit of a mess and as Im on the third floor I'm worried that will put lots of buyers off before they even make it to the door.
Looking for info on estate agents, fees, tips, you name it - I feel strangely lost in all this.
