Factors fees in Dennistoun

Hi,
Looking to buy first flat in Dennistoun, and am wondering if people had info on factors fees for the area. Wondering if fees would be higher or lower for a new build property versus traditional sandstone?
Although the home reports mention factors fees, I was thinking someone of them looked understated.

Hello, factors usually have a standard minimum rate however are variable. I've seen them vary from £60-£100. It all depends on what maintenace needs carrying out.

Whitehill Court/new Finlay drive flats are £100ish factors

Thanks guys! What type of flat do you think is more likely to require maintenance- the new builds or the traditional sandstone?

Variations in factors fees will depend on the factor in question, and the standard of service being offered by them. The type of building will not, alone, provide the answer you seek. A building that has been well-maintained will likely cost less to maintain in the future than a building which has been maintained on the cheap. "Buy cheap, buy twice" so to speak. I'd be more concerned about the factor and the arrangements they have in place, and the current condition of the building, rather than the age of the building.

Completely agree with Anonymouse. I used to rent and the factors were private. I didnt have anything directly to do with them as my landlord organised everything but anything the factors said they would do, they did. They werent the cheapest. My flat I own is factored through the housing association and while its cheaper we have had nothing but issues with it. I live in what could be described as a newer build but because the upkeep of the building hasnt been good, we have had lots and LOTS of problems which have then cost me over and above my factors fees.
